This allows us to focus all of our engineering and construction capabilities on providing the customer with the best end value and guaranteed performance and costs up front. Design Build is the highest value service that we provide our customers. Our sales engineers, estimators, professional design engineers and project construction team provide pre construction services that establish an efficient mechanical system design and constructability evaluation, taking into account operation and maintenance requirements, practical construction methods and most importantly the customers First Cost and Return on Investment (ROI) requirements.

The Design Build process utilized by Limbach's in-house engineering group, Limbach Engineering and Design Services (LEDS), is geared toward quality and specified end performance based on an up-front agreed-upon scope for a guaranteed final price at completion.

LEDS employs some of the best Design Build engineers in the country. David Brentzel, P.E. and Thom Barry, P.E., have more than 65 years of combined design experience. Since 1977, Mr. Brentzel has been the Engineer of Record on over $150 million worth of design work, which has included institutional, commercial and industrial projects, entertainment and sports. He has also participated in major team construct projects, totaling over several hundred million dollars, to assist the owner’s A/E team in all phases of mechanical system design.

Thom Barry coordinates the design concepts of LEDS with Limbach in order to facilitate the best approach to building solutions for Owners and operators. Mr. Barry is also involved with Limbach TQM process and interfaces with Limbach’s Project Managers, Trade Coordinators and estimating staff to constantly improve the company’s services and delivery process.

A typical LEDS design engineering approach begins with an understanding of Owners' needs and objectives and cost estimates based on preliminary building outlines. It then progresses to an accurate system design in which all mechanical requirements are determined. Extensive energy and cost analyses are performed for all LEDS designs to ensure the maximum yield on the customer's investment. A final construction cost estimate gives the Owner a hard budget for the final systems. This approach culminates with a rigorous commissioning process that validates system performance.
